Some 140 million Baht has been spent by the developers of the estate on infrastructure and common facilities for the benefit of villa owners. All utilities are underground, including electricity, water, waste treatment, telephone, satellite TV cabling and irrigation.
Residents are not inconvenienced by having to unload at reception and use estate transport systems to access their villas. Landscaped paved roadways provide private car access. Most villas have their own driveways and carports. Common areas and villa gardens have extensive lush landscaping, providing privacy and tropical ambiance.
Katamanda is the first and only private estate in Phuket to receive permission from authorities to bury unsightly public roadway power and telephone lines within its own infrastructure, to ensure natural views from villas.
On-site transformers provide 2700 KVA of power, 2.7 times the capacity specified by the contractor's design engineers, in order to ensure all villas have adequate power now, and in the future.
Filtered water is provided to villas by a pressurized system to ensure a minimum 16 p.s.i. pressure at the highest villa outlets. On-site wells provide much of the supply free of cost, backed up by an automatic system which draws secondary supply from the Phuket water supply system, supplemented by Phuket's water delivery services. Katamanda's water tanks hold two days of peak demand supply in reserve.
A fire main has strategically located hydrants around the estate, with hose cabinets and large, wheeled extinguishers as back-up. An independent mobile pump provides emergency pressurized water supply from the hydrants to reach all villas.
A modern wastewater treatment plant receives waste from villas and provides treated water, with BOD levels to WHO standards, for pumped irrigation of the landscaped reserves and other common areas.
Four telephone lines service each villa. Two direct ISD dial lines are connected, with a third through the estate's internal automatic billing switchboard, which is used for both internal estate communications and local/ISD connections. The fourth line connects smoke detectors in villas with the fire alarm system at the main guardhouse.
Stepped pathways, through tropically landscaped reserves, lit at night, provide convenient pedestrian access from the villas to the estate Clubhouse and entrances.
